Paving Subiaco

Subiaco character homes leave almost no room around them, which shapes every paving job we do here. Narrow blocks, laneways at the back, street trees at the front, and a rear yard that is often the only outdoor space on the property.

  • Worked off the rear lane where there is one
  • Street tree roots raised before a cut
  • Character frontage overlays flagged early

Wet laid, on a full bed

Every paver goes down on a full bed of wet mortar across its whole underside, over a base compacted to carry what will sit on it. No voids under the middle, nothing to rock, nothing for water to get into and sit in.

It is slower than screeding sand and laying onto it, and it costs more on the day. It is also the only version of this that is still flat in ten years, which is why it is the only version we do.

Every paver, every job, on a full bed of mortar.

Roots, and a side path

Central suburbs

Limestone closer to the surface, older housing stock, mature trees and access measured in centimetres.

Subiaco sits on sand with limestone not far under it, which is unremarkable ground to build a base on. The complications here are above the ground rather than below it.

Street trees and old garden trees run roots wherever there is water, and under an old paved courtyard is exactly where there is water. Roots lift paving, and a root cut carelessly can kill a tree the council will ask you about.

Rear laneways are the saving grace. Where a property has one, material and spoil move by lane rather than through the house, which turns a difficult job into an ordinary one.

Three things that change a job in Subiaco

  • 01

    Laneway or nothing

Where there is a rear lane we work off it. Where there is not, everything goes down a side path that is often under a metre wide, and the barrow run is priced properly.

  • 02

    Roots under the old surface

Roots get exposed at lift and dealt with at base stage. Anything structural to a street tree is a conversation with you before it is a cut.

  • 03

    Character and heritage frontage

Front paving on a character property can be covered by a local planning overlay. We will flag it. Confirming it with the City is the owner's job and it is worth doing before material is ordered.

The suburb tells us the ground and the likely access. The photo tells us the job. Together they are usually enough to talk about a real number rather than a range.
