Paving Mandurah
Mandurah closes the southern end of the run and is the busiest paving suburb on this list. Estuary and canal blocks on sand, inland estates on clay, and a lot of holiday and rental properties where the paving has been left to go for a decade.
- Canal levels fixed by house and water
- We ask which ground before quoting a base
- Scheduled as full days down here

The paving we do in Mandurah
Same crew and the same method behind all of it. What changes between these is the base under them, the load they take and how much of the work is cutting.

Pool paving
The surround, laid wet on a full mortar bed so it stays flat and stays put when the ground moves.

Pool coping and capping
The edge that everyone touches and everyone looks at. Cut to the curve, not forced around it.

Driveway paving
Large-format porcelain and natural stone, bedded to take a car rather than to look right on day one.

Alfresco and outdoor living
Inside floor level carried out through the door so the room does not stop at the threshold.

Replacing failed dry lay
Lifting paving that has sunk, rocked or spread, and relaying it properly. About half of what we do.

Wet laid, on a full bed
Every paver goes down on a full bed of wet mortar across its whole underside, over a base compacted to carry what will sit on it. No voids under the middle, nothing to rock, nothing for water to get into and sit in.
It is slower than screeding sand and laying onto it, and it costs more on the day. It is also the only version of this that is still flat in ten years, which is why it is the only version we do.
Every paver, every job, on a full bed of mortar.
Sand at the water, clay inland
South and south east
More clay through the profile, which holds water instead of shedding it, so falls decide everything.
Mandurah is built around water, and near it the ground is sand with a high water table. Sand drains, which is helpful, but a high water table means a base cannot rely on soaking anything away.
Inland of the estuary the profile carries clay, with the same seasonal swelling as Canning Vale and Baldivis. A canal block and an estate block ten minutes apart need different base work and it is worth saying so before quoting.
The third Mandurah factor is how many properties are holiday homes or rentals. Paving here often has not been looked at in years, so what starts as a quote for a tired surround turns out to be a full lift once the joints are opened up.
Three things that change a job in Mandurah
01
Canal blocks and levels
On a canal block the finished level is fixed by the house and the water. There is less room to build up, so the falls have to be planned rather than found.
02
Which ground you are on
Sand near the water, clay inland. We ask where the block is before quoting the base, because it genuinely changes the build.
03
The travel south
Mandurah is the far end of the corridor. The rate is the same, and jobs down here get scheduled as full days rather than split across a run.

The suburb tells us the ground and the likely access. The photo tells us the job. Together they are usually enough to talk about a real number rather than a range.
