Paving Yanchep

Yanchep estates are only a few years old, and their paving goes onto ground that was levelled for the build rather than ground that was already there. Sand over limestone, a builder's pad under most of it, and backyards that are usually still bare when we get to them.

  • The builder's pad opened up and compacted
  • Falls off the door threshold, not the pad
  • Cheaper now, while the yard is still bare

The paving we do in Yanchep

Same crew and the same method behind all of it. What changes between these is the base under them, the load they take and how much of the work is cutting.

Wet laid, on a full bed

Every paver goes down on a full bed of wet mortar across its whole underside, over a base compacted to carry what will sit on it. No voids under the middle, nothing to rock, nothing for water to get into and sit in.

It is slower than screeding sand and laying onto it, and it costs more on the day. It is also the only version of this that is still flat in ten years, which is why it is the only version we do.

Every paver, every job, on a full bed of mortar.

Sand, and a builder's pad

Northern corridor

Deep coastal sand, and a lot of ground that was filled and levelled before the house went on it.

Yanchep is sand over limestone, and the limestone can be a metre down or five. What matters more here is that the block was levelled for the build, so the yard is made ground rather than what was there.

Sand is actually a decent thing to pave over once it is compacted, because it drains. The trouble is uncompacted fill sitting on top of it, and a builder's level pad is not the same thing as a compacted base.

The other Yanchep specific is timing. A lot of these yards are still bare, and paving a bare yard costs less than paving one with lawn, reticulation and a fence already in it, because nothing has to be protected or taken back out.
